Terje H. Nilsen






Terje H. Nilsen is the Principal at Ray White Paradise Property Group, the branch of the famous Australian real estate company located in the most lucrative part of Bali, Seminyak. Nielsen, originally from Norway, fell in love with Indonesia a long time ago when, just a kid, with his parents he was visiting this beautiful part of Asia. After many years in military education, he decided to continue his studies in finance and management. In 1993, he was about to buy a hotel in Norway but instead he decided to leave everything behind and start a new life in Indonesia.

In 2004, Terjie Nielsen moved to Bali with his wife and kids starting some projects in Hotel and Leisure Industry with particular attention to training local employees. In 2005 he joined Mark Vernon Tuck and create the Paradise Property Bali real estate company, that met a great success in the island due to its ability to listen and understand clients needs. In 2005 Terje H. Nilsen and his partner Mark Tuck decided to join the Ray White company creating the Ray White Paradise Property Group with the objective of creating the biggest network of real estate in Bali.

Talking about investments in Bali real estate, Nielsen underlines the importance of preserving Bali’s cultural values that make the island a unique destination worldwide, the main reason why tourists are attracted to Bali is its people, their smiles, their traditions. A number of surveys about the tourism industry in Asia showed that Bali is one of the favorite destinations in the world and the base of that is definitively its culture. Nilsen explains, “it’s the culture that brings tourists to Bali”. Nilsen tells that one of the great characteristics of Bali is the island's respect for traditions and their ancestors. For example, the fact that when building a house you can not surpass the height of the nearest temple.

The Norwegian man is also worried about the ecological context, the buildings should be subjected to more regulation and the investors should have more social awareness when they construct, respecting the community, the laws and the traditions of the island, just thinking at the return of investment and no concern about locals, that’s why there are constructions in the green zone or near temples. The property business in Bali is brand new that’s why there are fewer regulations or people don’t follow them but this is changing, the politic is getting stronger and the government is focused on that and if they regulate properly the island will get large investments from larger groups which don’t happen now.
In addition, Nilsen speaks to genuine investors warning them to get the right information about what and where they can build, a real estate agent must be clear and transparent about the land or house he wants to sell and must understand the needs of the client, helping him find what it suits him better.

Terje H. Nilsen thinks that every area of Bali has its charms, an individual buyer has a lot of choice from the busy town to the more relaxing areas with beautiful beaches. The area of Seminyak is certainly the most requested, prices double every 3 years, but all Bali has a great potential, such as the Bukit and west Bali and the tourism is spreading all around the island. “during the crisis of 2008/ 2009 Bali experienced a growth of 40%” explains Terjie H. “Bali will always be at the center of Indonesian tourism” concludes the Norwegian man, “there are islands more beautiful than Bali, but Bali is its friendly people and its attractive culture”.
